Real estate firm charged with swindling property buyers

A judge in Malaga has charged the owners of the development and real estate company Aifos. J.R.C. and his wife, M.T.M., with fraud after 16 clients reported that their contracts had not been respected.
According to a judicial decree dated February 27th, “there are sufficient reasons for considering that this is a case of a crime of fraud”, as this couple “sold to third parties, via different companies, numerous properties allegedly under construction when they did not even have the municipal licence to start building work, and this formed part of a pre-conceived plan to obtain capital illicitly”.

Mortgage costs are rising, sales volumes have collapsed, and house prices are on the way down. Yet even in the face of these steadily deteriorating fundamentals, estate agents, mortgage lenders, industry insiders and much of the press continue to claim that all is well in the property market. For estate agents in particular, all news is good news as far their predictions about the market are concerned. Rarely do you get to hear that any segment of the housing market is weak, at least not until after the event, when they’re often happy to report that the market is now better than before. These upwards-only commentators famously led us into the 1990-1994 housing crash by telling us not to worry, all was well. And today, most agents and agency bodies are forecasting solid house-price growth forever. My bet? They’ll continue to do so until well into the downturn.

However, the fact is that many of the housing market statistics that we watch have greatly deteriorated in recent months - house price to income ratios make houses look even more expensive than they did before the 1989 crash, for example. For us, that implies that thinking about the economy in terms of a house price crash is a more pertinent thing to do than it has been for more than a decade.
