Chris Mcarthy's & Viva's responce to yesterday's circular
I checked my inbox today and read Chris Mcarthy's (MD of Viva Estates) responce to the pdf (detailed in yesterday's post) emailed yesterday to many agents along the Costa del Sol. The "I am too mature and above this to let this document bother me" quickly fades into some mud slinging of his own, and I did like the bit "they understand why the Costa del Sol is so often seen as a fetid, lying, misbegotten place ... that the business of real estate here is full of sharks and criminals," raised a smile as over the years I have met many people who have a fairly similar view of Viva, Mcanthony, Ocean and Inter Realty.
Written more like a sermon than a reproach it's definately worth the read. My bet is that within 6 months Viva will be changing its policy on the cash upfront per listing startegy but will stick with the 3%.

Industry Responce to Viva Estates Dropping Commissions
I came upon this news letter that was recently circulated to estate agents on the Costa del Sol. Pretty interesting reading and it also highlights the resentment the industry feels as well as the cynicism towards Viva´s ulterior motives.

Viva Estates set the standard by dropping real estate commisions on the Costa del Sol
Latest news from the Costa del Sol is that Viva Estates has apparently dropped its commission rate to 3% (2% for the sale and 1% for the conveyancing). It was only a matter of time before one of the larger players started the price war. I am sure this herlads the beginning of other large agencies lowering their fees.
