Bright provides you with a professional, independent consultancy service and free information portal to help you find and buy exactly the right property on the Costa de Sol, while also ensuring that you are correctly advised and protected throughout the process.

What does it cost to use Bright?

In short, not an extra penny! Bright works on the share of the standard commission that is already negotiated into the price of the property. Bright will also help you negotiate secure a mortgage on privileged terms from one of our associated Spanish Banks for a reasonable fee.

Bright accepts no commissions from any of the other service companies (lawyers, financial advisors, etc,) ensuring that you receive independent and honest advice.

Relocation

Once you are ready to move we will give you a business directory of all the tried and tested companies on the coast that you will need. We can also help you with all the basics of coordinating your move, sorting out paper work, etc, for a reasonable fee of 25 euros per hour.

About Bright

Benjamin Johnson

BenI moved to Spain in 1998, just prior to the housing boom on the Costa del Sol. I had previously graduated from Aberdeen University’s Land Economy Department with an Honours degree. I have worked in Spain’s real estate sector for the last 5 years particularly in sales and marketing and have acquired a deep knowledge of the market and its pitfalls.

Marianne Hyltoft

I moved to Spain in 2003 after having worked for PA Consulting group for the past eight years as a management consultant. Since I arrived in Spain I have gained a huge amount of market insight and put my skills to use in researching the tax and pension benefits of buying Spanish property.

The Bright Concept

We felt there was a huge gap in the market for a more professional and informative real estate service on the Costa del Sol. Our answer was to start Bright, using our skills and experience to provide a full consultancy service for finding and buying property.

One of own Property Experiences

Outside with Ben and MarianneWe bought a wonderful property in a special area of Marbella called La Mairena, in March 2003. It was the views over the sea, the mountains, and the local Cork Oak forests that made the choice for us. We bought the property for 269,700 euro after a lot of negotiating. We reserved the property with 6000 euros in March 2003 and paid the 30% at the signing of Private Purchase Contract (80,647 euros) at the beginning of May the same year.

Financial Details

Upon completion in May 2004 we arranged a mortgage of 199,000 &euro to cover the final monies due. The mortgage was quite a good one: repayment over 30 years, at 3.75% APR through Cajamar bank, we also ended up paying an extra 9.7% (the usual figure is around 10%) in purchase costs (IVA, Notary fees, Land Registry fees, etc).

Adding Value

Since we bought our apartment in 2003 the property prices have gone up to around 380,000 euros for a similar unit. This price increase means that we could undercut the market by a good 30,000 euros and still walk away with very healthy profit after tax. We Believe in Spain

We both really enjoy living in Spain and we feel that there will be a continued long term demand for property on the Costa del Sol especially in the Marbella area. We feel that the good infrastructure (transportation, financial institutions, professional advisers, law, tax, healthcare, etc.), nature, the culture, the stable political environment will provide a very promising future both for business and the continued development of the real estate market on the Costa del Sol.
